All About Dubai Investor Visa

It was implemented in 2019 as a means of granting long-term residence visas. This is to help foreign nationals study, work and live in Dubai with 100% ownership of their properties without needing a national sponsor.

Dubai Investor Visa was created for foreign nationals interested in investing in properties or an established business in Dubai. It is also known as Dubai Partner Visa.

Also known as the Dubai partner visa, this visa is ideal for foreign nationals who want to start a business in Dubai or invest in an existing business. They can also live and work in Dubai and sponsor family members.

The visa allows the holder to live in the UAE, visit and leave whenever they want before the expiration of their visa.

A Dubai Investor Visa holder can have a bank account, sign up for home packages or Du mobile and Etisalat, UAE ID card, Dubai driving license, and enjoy other essential services.

The Investor Visa also allows the holder to sponsor their parents, children, and spouse to Dubai.

Getting an investor visa will take around 7 to 10 working days. The UAE’s government also offers an investor visa to people with specialized talent in science, healthcare, cutting-edge technology, etc.

You need to follow certain steps to obtain an investor visa in Dubai.

Dubai 2 Year Visa

  • The property’s value should be at least AED 750,000 at the time of investment.
  • For a mortgaged property, the investor must have paid a minimum of AED 750,000 or 50% of the asset value to the bank. A paid amount letter and NOC letter will be required in such cases.
  • The amount invested should not be based on credit.
  • For joint ownership, each contributor’s share is at least AED 750,000.
  • A marriage certificate will be required if a married couple invests in one property with a value of AED 750,000 or higher.
  • Two years renewable residency visa
  • and the husband or wife and children can be sponsored.

5 Year Investor Visa Dubai

  • The investor must make hefty investments in real estate in the UAE of a minimum of AED 5 million.
  • The amount of AED 5 million shouldn’t be loaned, and the investor needs to maintain his/her investment for 3 years.

10 Year Investor Visa Dubai

  • The investor needs to have an investment plan of a minimum of AED 10 million in the public sector.
  • He/she can also be a partner in an existing firm in the UAE to apply for this visa, given that they still have a minimum of AED 10 million worth of shares in the company.
  • The money shouldn’t be loaned, and one needs to maintain the investment of AED 10 million for at least 2 years.

Document Required for Family Visa
1- NOC letter from the father, attested by the notary public (in case the mother is the sponsor).
2- Daughter over 18 years old (Proof of social status from Dubai Courts).
3- Must Bring National ID for ( IRAN – PAKISTAN – IRAQ – LIBYA – AFGHANISTAN ) .
4- Original passport and Emirates ID
5- Personal photo
6- Health Insurance
7- Marriage certificate attested
8- Birth certificate attested
9- IBAN bank account
10- Son over 18 years old (Study certificate)

Document Required for Parents Visa 1 Year
1- National ID for (IRAN – PAKISTAN – IRAQ – LIBYA – AFGHANISTAN)
2- Affidavit Certificate of dependency from the consulate attested
3- Bank statement for the last 3 months
4- Original passport and Emirates ID
5- Personal photo
